How it Works

There are many advantages to Sundance ownership which enable streamlined use and enjoyment of the prime, full amenity vacation property. Owner friendly documentation includes, time tested and copyrighted standard operating procedures, house policies and schedule of residence all of which are voted in and governed by majority vote of the Owners.. With a ten percent ownership, the single most attractive advantage is that the other owners pay 90% of the cost of ownership. There is no better way or greater value in upscale, shared vacation home ownership. If there was, the owners would vote it in. Owners enjoy 5 weeks of privacy in residence each year, in weekly sequence with the other Owners, from Friday evening through the following Friday morning.  This meets the needs of people who like having a place at the beach but do not have enough free time to justify the expense and maintenance of sole ownership.  
Ownership is limited to individuals or married couples. This insures consistent, private, upscale residential quality exclusively by the vested Owners of each LLC.  Existing Sundance Owners have voted almost unanimously to prohibit  smoking, rentals and pets. Sundance properties do not participate in any kind of exchange programs although Owners within any one LLC may exchange among themselves. Sequence of residence changes annually so that after a ten year cycle, everyone will have been there for every week of the year.
Each property is different with an annual Budget unique to it’s actual cost. Budgets are available for viewing when visiting. The Budget includes fixed cost, utilities etc, and includes most household staples from soap to baggies so that Owners need only bring food and personal items. An off site, professional Management Company escrows the operating funds, pays the bills, sends out notices, conducts annual meetings and does a monthly walk through to monitor the well being of the property. They are available 24/7 in the event of an irregularity. The investment makes perfect sense when you like being there more than once a year. By coincidence, the annual cost, per one tenth ownership, averages about the same amount it would cost to rent a property of similar size and location, for a week.  The other 4 weeks of ownership are basically free when compared to a rental.

Sequence of Acquisition

There is no fee to be added to the contact list for the next Sundance property.  When a sufficient number of prospective Owners have expressed interest, an email will go out simultaneously to everyone on the contact list. Appointments to see the property, review documents and "Reserve an Interest" are offered in the order received. Each Interest is of equal value although some Owners like to make their first year choice based on a personal day or holiday of preference.  Owner-use rotation changes annually.  A deposit is required to secure a Reservation. When sufficient Reservations are in place, a "Capital Call" will be announced. The "Capital Call" is for all outstanding funds to be wired into the escrow account of the law firm of record and to schedule a closing,  followed immediately by the inaugural meeting of the Owners. Each LLC is comprised by Owners from across the spectrum of professions. There is no hierarchy nor titles. The inaugural meeting and annual meetings are held in an upscale facility, usually upbeat and casual with most Owners on a first name basis. An easy sense of camaraderie evolves. Hors d'oeuvres and choice of beverages are provided to refresh those who are traveling.
