Owner friendly documentation includes, time tested and copyrighted standard operating procedures, house policies and schedule of residence all of which are voted in and governed by majority vote of the Owners. With 10 or 20% ownership, there are huge advantages in not having the expense, maintenance and concerns of sole ownership while enjoying all the benefits of a beach resident. There is no better way or greater value in vacation home ownership. Owners enjoy residence in weekly sequence, from Friday evening through the following Friday morning. This meets the needs of people who like having a place at the beach but do not have enough free time to justify the expense and maintenance of sole ownership.
Ownership is limited to individuals or married couples. This insures consistent, private, upscale residential quality exclusively by the vested Owners. Majority vote by the owners has prohibited smoking, rentals and pets in Sundance Properties. Sundance properties do not participate in any kind of exchange programs although Owners within any one Sundance property may exchange among themselves. Sequence of residence adjusts annually so that after a ten year cycle, everyone will have been there for every week of the year.
Each property is different with an annual Budget unique to it’s actual cost. Budgets are available for viewing when visiting. The Budget includes fixed cost, utilities etc, and includes most household staples from soap to baggies so that Owners need only bring food and personal items. An off site, professional Management Company escrows the operating funds, pays the bills, sends out notices, conducts annual meetings and does a monthly walk through to monitor the well being of the property. They are available 24/7 in the event of an irregularity. The investment makes perfect sense when you have the time and desire to embrace the beach life.
